Langdon Properties Application Process

  1. Complete all sections of application.

  2. Submit this application along with all other completed applications for this apartment to our office. Applications will not be accepted unless all parties' completed applications are submitted together. (i.e. two people applying for a two bedroom apartment must have their applications submitted together)

  3. If there are more applicants than number of bedrooms, the base rent amount is increased by $100.00.

  4. One check equal to one-months rent for the security deposit must accompany the applications. Applications will not be processed unless the security deposit has been submitted. Applicants are aware this deposit will be deposited upon receipt and is not to be applied to any months rent.

  5. If applicant withdraws applications prior to lease signing, a $50.00 application fee per applicant will be deducted from the deposit before it is returned. A refund check will not be issued until ten days from the date applicant's check was deposited.

  6. If all necessary rental references and/or guarantors can not be verified within 5 business days from Landlord's receipt of applications, landlord retain the option to declare applications null and void. Apartment will be re-rented and a $50.00 application fee per applicant will be deducted.

  7. Upon approval notification, applicants must sign lease documents at the office of J. Michael Real Estate Office located at 2702 Monroe Street. Applications have 3 business days from date of notification of approval to sign documents or applications become null and void and apartment will be re-rented. Applicants will be charged a $50.00 application fee per applicant. Landlord will contact only the "Designated Contact Person" listed on application to advise of approval or non-approval. Not all residents will be contacted.

  8. If at anytime after Landlord notification of application approval, Applicants request any change of lease documents, a $100 charge will be incurred by Applicants.

  9. Lease Guarantor is to complete within 21 days of lease signing:
    a) Sign and return Lease Guarantee
    b) Complete and return Apartment Payment Plan
    c) Remit 1st months rent

    Once all necessary steps listed above are complete, the leasing process is complete.
